Welcome to Sweet Dreams Villa and paradise in St. John, the US Virgin Islands… Your stay at our “Private Resort” is perfect for romance and relaxation. This stone walled villa was constructed in the Caribbean tradition and is decorated with local Caribbean artwork and crafts. We are 200 feet above St. John’s Chocolate Hole Bay – offering panoramic ocean views of St. Thomas, St. Croix and other small islands. There are many opportunities to catch spectacular sunsets, see incredibly star filled night skies, and view beautiful rainbows after offshore rains from this spectacular ocean view location. Sweet Dreams Villa has mesmerizing water views from every room, and over 1,500 square feet of outdoor living decks and patios.

We welcome all of our guests on their arrival day with a basket of high quality fabulous snacks from Sam & Jack’s Deli. Our ‘On Island’ family management team will be happy to assist you with jeep rental, kayak & paddle board rental, restaurant reservations, and so much more! They will meet you when you arrive in St. John at the ferry terminal and take you to the villa.

 The main floor of the villa features a large living room with cathedral ceilings, large dining and entertainment area with a dining table to seat six or more, and a fully equipped kitchen with all the extras you may need during your stay – including attractive dinner and barware. The kitchen features a large mahogany serving bar with bar stool seating, where dinner or drinks can be enjoyed. The living room has comfortable island style cushioned seating and a high quality stereo system (along with an internet connected TV if you are inclined to watch). The large covered deck overlooking the ocean has a couple of lounge chairs and a dining table that seats six, adjacent to the living room. Here you may enjoy the refreshing trade wind breezes while relaxing in the shade or serving dinner outdoors. A couple of steps down from this area is the pool.

The pool size is 16’ by 24’, and has a built in lounging bench on the east and south sides (perfect for viewing sunsets) and is equipped with programmable underwater multicolor LED mood lighting. The pool patio area provides another comfortable place to relax and enjoy the views, with a cushioned love seat, chairs, sun lounges and outdoor tables. At the eastern end of the Villa on the main floor is an another outdoor area with a six-person hot tub, adjacent outdoor shower, and secluded lounging area with two chaise lounges.

The three bedrooms of the villa are each located on separate levels of the house, offering a nice level of privacy. Each bedroom in the Villa is equipped with new high efficiency rapid cooling air conditioning and ceiling or floor fans for complete air circulation. Reliable wireless internet service is available on all levels of the house, including bedrooms. The main floor and second floor bedrooms each have stereo and TV systems, and the ground level has a stereo system and flat screen TV in the living room that is adjacent to the bedroom.

The main floor bedroom at the east end of the house has a comfortable queen-size bed and its own private deck area accessible by sliding doors. Three sides of the bedroom can be opened to capture the breeze if you prefer that over air conditioning.

The second floor bedroom is reached by an interior stairway. This bedroom has windows opening on both North and South sides, allowing flow-through breezes if desired, and has an indoor sitting area for two. The comfortable king sized bed in this bedroom can be configured as two twin beds if needed.

The ground floor level bedroom of the Villa includes its own kitchen/dining area and living room area and features air conditioning and ceiling fans in all rooms. This floor has large glass walls with sliding doors on the south side of each room (ocean facing side) and a bank of windows in the living room overlooking the ocean. There is a large fully equipped kitchen with extensive counter space and a wood dining bar built over a native stone outcropping. The kitchen is spacious and well stocked with unique dinnerware and all the kitchenware you may need for preparing meals. The ground floor living room area has a large flat screen cable TV, Stereo/CD player, and efficient rapid cooling air conditioning along with ceiling fans. The ground floor bedroom has a custom made queen size bed, a separate rapid cooling a/c unit and a full bath with a spacious walk-in shower.

The Chocolate Hole Neighborhood is very walkable. Hart Bay can be accessed by paths off of the paved roads (within a 2 mile walk). Chocolate Hole Bay is a short 0.7 mile walk. We are just a ten-minute drive from the main town, Cruz Bay, where you will find restaurants, shops, entertainment, and grocery stores, and the harbor where many boating excursions take off from. A fifteen-minute drive will bring you to the closest of the famed beautiful North Shore beaches of St. John.

– Rates subject to 12.5% VI Tax (Government Increase Effective Jan 1, 2016)
– We require a 50% down-payment with a check by mail within 7 days of making your reservation, along with your signed rental agreement, to confirm the reservation.
– The final 50% of rental plus tax is due 60 days before arrival, plus the refundable damage deposit ($400) is due at the same time.
– Bookings within 60 days of arrival require payment in full.
– If your reservation is for the Christmas/New Years weeks, the balance is due 90 days prior to arrival.
– Rates are based on payment by check. Paying with a credit card incurs an additional 3% service fee.

A 7-night stay is our typical minimum stay, but we try to be flexible on day of arrival and departure, so there are some opportunities for shorter stays. Please inquire about shorter visits.
